Monthly checks are carried out to check all aspects of fire safety in residential buildings.
Below are the checks we carry out and record this on our bespoke software for our clients. Some elements can only be checked Monthly like Emergency Lighting as the transformer can get easily damaged.
On buildings over 18 meters, weekly checks are required to check Fire Alarms and Fire Panels, Lifts and Fire Escapes.
Effective fire safety isn’t just about equipment and systems; it also heavily relies on the people completing the checks..
Constant regular staff training ensures that everyone is familiar with The Fire Safety Order 2005, The Fire Regulations 2022 and how to carry out the inspections correctly.
Checks we complete and recommended frequency:
- FIRE ALARM - CALL POINT TEST (Weekly)
(A weekly function test should be undertaken by operating a manual call pint.
The aim of this test is to check that the system is associated with the ancillary devices, e.g. auto release/Door guard door devices, flashing beacons, electronically locked fire exits. The weekly test should be used to check the function of these ancillary devices)
- Enter a call point reference location
- Select if test is ok or not – If no, you will need to take a photo of the call point
- Select clear of faults or not – If not, you will need to take a photo of the fault
- Ancillary devices ok? If no, you will need to take a photo and add a comment in the section provided.
- SMOKE CONTROL/AOV/OV/DOMES/WINDOWS – SYSTEM CHECK (Weekly)
(A weekly function test should be undertaken by operation the manual controls provided.
The aim of this test is to check that the system is functional and where operation of this system is associated with the other fire systems, e.g Fire alarms or sprinklers, the weekly test should be used to check the function of all system).
- Operational - Select yes or no - If not, you will need to take a photo of the panel
- Panel clear of faults – If a fault you need to take a photo of the panel to show the fault
- EMERGENCY LIGHT TEST (Monthly)
(A monthly functional test should be undertaken using a suitable test facility, e.g a testing key or via the distribution board, if it is clearly marked as emergency lighting. The aim of this test is to check that the light fitting functions correctly when switched to standby/secondary power supply.
The test often referred to as a ‘Flick Test’. NB Self testing type fittings do not always require a test; however evidence of self-testing will be required).
- Enter the location of the Emergency light test box
- Select if operational - If not, you will need to take a photo of the panel
- EMERGENCY LIFT LINES (Weekly)
(All faults must be recorded and actioned as necessary. To test the auto dialler, press the alarm button for 5 seconds until the call connects to the operator within 60 seconds.
(Note- for some lifts the doors need to be shut for the auto dialler to work)
When the operator answers say “Hello, We are just testing the alarm”)
- Enter the lift location and the serial number of the lift
- Is this a fire fighting lift? Yes or no.
- Select Pass or fail, If a fail, you will need to take a photo of the panel
- DRY/WET RISER TEST (Monthly)
(A monthly visual check should be undertaken to ensure that the system and equipment are undamaged and have not been subject to interference.
The inlet and the landing valves of the mains should be checked for corrosion and the inlet cabinet (including glass) should be undamaged and secure. Associated equipment such as pumps, and gauges should also be checked).
- Inspected? Yes or no - If any damage you can add a comment and take a photo
- SPRINKLER TEST (Monthly)
(A monthly visual inspection of the sprinkler system should be undertaken to ensure that there is not sign of physical damage.
For example, check sprinkler heads are in communal areas, exposed pipework (within corridors and risers) for leaks or signs of corrosion and the pressure vales are within expected range. Refer to the instillation documentation or contact the installer/manufacture).
- Enter the Location/area of the sprinklers (Floors & Riser cupboard locations)
- Inspection ok? Yes or no - If any damage you can add a comment and take a photo
- Hit the blue arrow RHS to go to next question
- FIRE ESCAPES & EXITS (Weekly)
(All fire exits should be able to be opened easily with no obstructions in the way. The emergency fastening devices (Push Bars etc.) should be working correctly and escape routes should be clear. Make sure there is signage in place).
- ARE ALL FIRE EXIT DOORS & FIRE ESCAPE ROUTES CLEAR?
Select yes if or no - if the signage is missing, door handle bar is not working, or the area is blocked with items like bikes, prams, rubbish bags or any other items, take a photo and inform the PM
- Once complete - hit the blue CLOUD icon to upload (publish) the report.
Note: The app won’t let you save if the questions are in RED you will have to go back answer the questions, until the tabs are all GREEN, then save.
- Hit the blue SAVE icon RHS to Save the report.
- FIRE EXTINGUISHERS
All fire extinguishers need to be recorded as to its location.
Signs in place for where the extinguisher is locate.
Hung or stored safely not holding doors open.
- Make sure the tag is in place, visible and checked date for expiry
- The pressure gauge needs to be in the green – not needing a recharge
- Make sure the handle pulled up, pin is in place and not damaged,
- Not physical dents or damaged to the unit
- Unscrew and remove the hose to inspect each end for leaks, splits or damage
- You should be able to see through it so there are no blockages.
