Monthly Fire Safety
Effective fire safety isn’t just about equipment and systems; it also heavily relies on the people completing the checks..
Constant regular staff training ensures that everyone is familiar with The Fire Safety Order 2005, The Fire Regulations 2022 and how to carry out the inspections correctly.
Monthly checks are carried out to check all aspects of fire safety in residential buildings.
Below are the checks that are carried out and recorded on our bespoke software for our clients.
Some elements can only be checked Monthly like Emergency Lighting, as the transformer battery can be easily damaged.
Buildings over 18 meters require weekly checks to check Fire Alarms and Fire Panels, Lifts and Fire Escapes.
Checks we complete and recommended frequency:
1. FIRE ALARM - CALL POINT TESTS, (Weekly)
A weekly function test should be undertaken by operating a manual call point.
The aim of this test is to check that the system is associated with the Call Points, auto release/Door Guard door devices, flashing beacons and electronically locked fire exits. The test should be used to check the function of ancillary devices.
2. SMOKE CONTROL VENTS/AOV/DOMES/WINDOWS TESTS, (Weekly)
A weekly function test should be undertaken by operating the manual controls provided.
The aim of this test is to check that the system is functional and where operation of this system is associated with the other fire systems, e.g Fire alarms or sprinklers, the weekly test should be used to check the function of all system.
3. LIFT INSPECTIONS, (Weekly)
A weekly test should be carried out on all lifts in the building.
All faults must be recorded and the Property Manager informed immediately if there are any issues found.
We test the auto dialler, by calling the operator, it should connect within 60 seconds.
4. FIRE ESCAPES & EXITS INSPECTION, (Weekly)
A weekly test should be carried out to inspect all fire Escapes and exits.
The doors should be able to be opened easily with no obstructions in the way. The emergency fastening devices (Push Bars etc.) should be working correctly.
Escape routes should be clear and signage in place.
5. EMERGENCY LIGHT TEST, (Monthly)
A monthly functional test should be undertaken using correct keys.
Testing should be carried out by using the correct key or via the distribution board, if it is clearly marked as emergency lighting.
The aim of this test is to check that the light fitting functions correctly when switched to standby/secondary power supply.
The test often referred to as a ‘Flick Test’.
6. DRY/WET RISER INSPECTION, (Monthly)
A monthly visual check should be undertaken to ensure that the system and equipment are undamaged.
The exterior inlet cabinet and the landing cabinets containing the valves should be checked for corrosion and glass) should be undamaged and secure.
Associated equipment such as pumps, and gauges are also checked for damage.
7. SPRINKLER S INSPECTION, (Monthly)
A monthly visual inspection of the sprinkler system.
We check that there is not signs of physical damage, leaks of signs or corrosion.
8. FIRE EXTINGUISHERS (Monthly)
A Monthly check is required to inspect all fire extinguishers.
Glow in the dark, or illuminated signs need to be in place for where the extinguisher is located.
Instructions on how to use must be clearly visible..
They need to be hung or stored safely not holding doors open.
Then a full inspection is carried out and recorded.
